Direct-import renovation supply

Built by operators, for multifamily unit interiors.

You're not the first owner or GC to get burned by a broken supply chain, we were too. Through ROI ByDesign, we ran renovation strategy across 300+ communities nationwide, so this isn't theory, it's the trenches we built ROI BySupply out of. Finish materials for commercial multifamily units, from Class B/C value-add rehabs to Class A repositioning and new development, sourced direct from the factory, spec'd for consistency across every unit, priced below trade.

Wide-plank LVP

Commercial-grade wear layer, spec'd for high-traffic unit turns.

WHY CHOOSE US

We solved this problem for ourselves first.

Six failures. Six fixes. Here's exactly what we built ROI BySupply to eliminate.

01

Problem: Trades chasing materials mid-turn

Every time a crew stops to hunt down a missing piece of material or fixture, that's labor you're paying for and lease-up you're not getting.

Solution: Kitted by unit

Every unit ships as one complete, labeled package — kitchen, bath, flooring, lighting, hardware. Crews open a kit, not a purchase order.

02

Problem: Distributor markups on every line item

Every hand a material passes through before it reaches you is margin you're not seeing.

Solution: Direct from the factory

We source direct from the manufacturers we've specified for six years in the field. No distributor tier, no rebate games — priced below trade.

03

Problem: Substitutions that break the spec

You approve a finish once. If it changes between approval and install, that's your reputation with the investor or the resident, not ours.

Solution: No substitutions.

What you approve is what lands on site. Same finish, same SKU, across every unit and every phase.

04

Problem: Backorders that stall lease-up

A stalled shipment doesn't just delay a unit — it delays the rent roll.

Solution: Domestic stock, held for you.

Pre-ordered volume warehoused stateside and released on your turn schedule, so unit two hundred looks like unit one.

05

Problem: Budgets that move after award

An underwriting model is only as good as the number that doesn't change on you mid-project.

Solution: Locked, transparent pricing.

One fixed kit price per unit type, including freight, so you can underwrite before you swing a hammer.

06

Problem: Vendors who've never turned a unit

It's hard to trust a spec from someone who's only ever sold it, not installed it.

Solution: Operators, not salespeople.

We spec these packages because we've installed them — not because a sales deck told us to.

Savings against big-box procurement are meaningful, often 10% or greater, before you count the labor and replacement cost you stop paying.

3 to 9

THE HIDDEN COST

On an average unit turn, the trades leave 3 to 9 times for materials, silently driving labor costs, slowing lease-up, and eroding NOI.

WHAT WE RENOVATE

Commercial multifamily unit interiors, start to finish.

We focus on the spaces residents actually live in and the ones that drive rent growth and retention. Every kit is built around the same repeatable interior package, from one unit in one property to an entire portfolio.

Kitchens

Cabinets, countertops, sinks, faucets, pendant and flushmount lighting, cabinet hardware, and backsplashes. Spec’d for turnover durability.

Bathrooms

Vanities, mirrors, bath accessories, toilets, shower/tub fixtures, faucets, lighting, and ventilation-grade finishes.

Living & sleeping

LVP flooring, baseboards, door hardware, and lighting packages that hold up across hundreds of unit turns.

Common areas & amenities

Hallway finishes, lobby fixtures, laundry and amenity hardware, and coordinated material palettes across the property.

HOW IT WORKS

One supply chain. Owned factory to job site.

We don't broker materials and hand off the risk. We own every link: sourcing, freight, warehousing, kitting, delivery, which is the only way a spec actually holds and a date actually means something.

01

Factory sourcing

Direct from audited factories across Southeast Asia, backed by an international sourcing and engineering team with boots on the ground and 30+ years of combined construction materials experience.

02

Container shipping

Consolidated container shipping, roughly 32–39 days by sea, with bulk volume passing savings straight through to you

03

3PL warehousing

Inventory tracked, inspected, and staged for precise kit assembly before anything moves.

04

Kit delivery

Complete kits delivered direct to the job site, in bulk, on a schedule built around your project timeline and cadence.

CURATED PORTFOLIO

Built for the renovation you're planning.

Roughly 90 days from order to property. A real date you can build a turn schedule and a lease-up plan around, not an estimate that moves on you mid-project. One spec, locked in at order, holds across the entire portfolio from first delivery to last.

Need something sooner? Ask about current in-stock availability under our Stocked Program.

STOCKED PROGRAM

Lead time off the shelf.

Built for fast-turn value-add where the unit is already vacant and the clock is already running. A rotating selection of in-demand finishes held in domestic inventory. Ready to ship without a 90-day wait.

Availability changes with demand, so current stock is confirmed at time of order, not guaranteed in advance.

WHO WE SERVE

Find yourself on this list.

Owner-operators

You're underwriting the same numbers we underwrite on our own 500+ units. Deeply discounted pricing that lands straight on NOI and asset value. The same kit we use ourselves, from Class B/C value-add rehabs to stabilized Class A repositioning.

Property managers

You've got enough vendors to chase. Preferred vendor terms simplify sourcing across every property you manage, with one spec that holds portfolio-wide, vintage and new construction alike.

General contractors

You shouldn't have to field a substitution call mid-turn schedule. Volume-tiered pricing protects your margin and keeps that call from ever happening. Renovation or new development closeout, same result.

Institutional operators

You need a partner with a track record, not a pitch. Reference accounts and proven execution across Class A, core-plus, and new development pipelines for PE-backed operators, REITs, and national platforms.

REQUEST A RENOVATION KIT QUOTE

Tell us about your project. We'll tell you exactly what it costs.

Give us your property type, unit count, and timeline. We'll come back with the right tier, real pricing, and a delivery date you can actually schedule against.

FAQ

Questions owners, GCs, PMs, and developers usually ask.

Are these kits designed specifically for commercial multifamily renovations?

Yes. Every kit is built around commercial multifamily unit interiors; kitchens, bathrooms, living/sleeping areas, and common-area touchpoints. We don't do one-off residential remodels or custom single-family projects. Our specs, pricing, and lead times are purpose-built for apartment owners, operators, and GCs working across portfolios of units.

What unit sizes do the kits cover?

The Proven and Signature kits are scoped for typical multifamily unit sizes: studios, one-bedrooms, two-bedrooms, and three-bedroom apartments. We can right-size the kit for your unit mix, square footage, bedroom count, and amenity level, and quote accordingly. Final pricing adjusts with unit size and the finishes selected.

What are the typical timelines?

Stocked program items ship immediately, which is ideal for fast-turn value-add units already under construction. Curated portfolio orders run on a predictable ~75-day lead time from order to site, so you can schedule GCs and unit turns against a real date. We'll confirm a precise timeline when you request a quote.

How does the ordering process work?

Start with a quote request, tell us your property type, unit count, location, and timeline. We'll come back with the right tier, finish options, and a delivered price. Once you approve, we lock your spec, run the factory order, manage freight and warehousing, and kit the order for job-site delivery. No substitutions, no chasing vendors.

Do the kits work for new development as well as value-add rehab?

Yes. The same direct-from-factory supply chain serves Class B/C value-add renovations, Class A repositioning, and new development closeouts. We scale the spec up or down based on your project type and asset class.

What is included in a 'kit'?

A kit is a complete interior finish package for one unit type. Depending on the tier, that includes flooring, cabinets, countertops, fixtures, lighting, hardware, bath accessories, mirrors, and more — all coordinated, all sourced direct. We can customize the finish level; we don't customize the underlying quality standard.

How much can I expect to save vs. traditional procurement?

Savings come from ordering at a scale most owners and GCs can't reach on their own. Because we curate consistent material specs across a full property, or an entire portfolio, we bulk-order volume that a single unit turn or one-off purchase order could never fulfill. That consolidated buying power is what gets passed through as pricing below trade, typically 10% or more against big-box procurement, before you even factor in the labor and replacement costs you stop paying from substitutions and mid-turn material chasing.

What happens if something arrives damaged or defective?

All materials come backed by a one-year factory warranty. If something arrives damaged or turns out to be defective, we replace it. No need to chase the factory or a third-party distributor yourself. It's one more place where owning the full supply chain, from sourcing to your job site, means one point of accountability instead of a runaround.
